 What is IAT?
The IA Tokens concept is a form of real estate tokenization and will be released via a process of Initial Coin Offering or ICO on the Ethereum network and will be ERC- compatible. Funds raised from this ICO will be used to develop the IAT blockchain and assets will be acquired to form the initial bulk of properties in the IAT ecosystem. The asset management will be undertaken by our existing management company that is currently operational. 
 The IA Tokens concept aims to revolutionize the real estate industry using Blockchain technology through the development of the IAT Platform. Funds raised from this ICO will be used to develop the IAT blockchain and our existing management company that is currently operational will undertake the asset management. How does IAT work?

There are two kinds of tokens serving the solution that the company provides.
  • Instant Assets Token (IAT)
This will be released via a process of ICO on the Ethereum network and will be ERC-20 compatible. Funds raised from this ICO will be used to develop the IAT blockchain and assets will be acquired to form the initial bulk of properties in the IAT ecosystem. There is a total supply of 4,500,000,000 tokens and it will be pegged to US$0.01 per token.
  • Native Instant Assets Token (NIAT)
This will be the localized token equivalent of the IAT as it will only be usable within each individual real estate market and is pegged against the country’s native currency. To protect investors from volatility of the cryptocurrency market, NIAT will not be minted on its own but can only be purchased using IAT.

Problems

Despite the potential profits of the real estate market, buyers face numerous problems and limitations. IAT, to maximize benefits and minimize losses people might incur, aims to solve the following through the adoption of the blockchain technology:1. All Round Transactional Costs
The total cost of buying and selling a property in the Philippines is at times inflated to as high as 24% of the property value. We are looking to cut that total costs down by at least half.
2. Integrity and Security
The decentralized nature of the Blockchain technology ensures that records stored on it cannot be changed or controlled by a single source, thus providing security against malicious attacks such as hacking.
3. Transparency of Transfer
Information stored on the blockchain is accessible by all which makes the data transparent and immutable.
4. Time and Cost Saving
Blockchain technology simplifies and accelerates the ownership transfer process.
5. Restrictions to Foreign Investors
Countries have been known to implement regulations to curb a growing real estate market by imposing restrictions on foreign purchases in an attempt to slow or stop the market from ballooning or forming a bubble.

The IA Tokens Ecosystem

We want to create an ecosystem where token holders freely trade and interact with other token holders and as well as investors who are looking to acquire IA Tokens for their portfolio. As such, the company commits to acquire listing with various exchanges so as to facilitate the trading and liquidity of the tokens.
  • Liquidity of IA Tokens
    We look towards maintaining the high liquidity of the IA tokens by creating various channels of token utility to reduce the supply of the tokens and acquiring quality properties to be digitized into the ecosystem of IAT.
  • Liquidity of NIAT
    We will be reserving a portion of the funds raised to form a liquidity pool for the purchase of NIAT using the IA Tokens.

IAT Token

IAT will be issued via a Token sale with a total supply of 4,500,000,000 IA Tokens. The price of the IA Tokens will be pegged to US$0.01 per token, ETH and BTC will be accepted. Value of tokens for sale will be US$20 million (inclusive of Early Investors, Pre-sale and Crowd-sale) with distribution according to the table below. Unsold IA Tokens (cap at 40,000,000 IA Tokens) will be given to charity organizations and remaining IA Tokens will be burned. Pre-Sale will commence in early April with the crowd sale subsequently commencing in 15 June 2018. 
 Token IAT
IAT will be issued in the amount of 4,500,000,000 tokens. The price of IA Tokens will be pegged to 0.01 USD for 1 token, ETH and BTC will be accepted for payment. The cost of the tokens will be $ 20 million (including early investors, pre-sale, etc.) with distribution according to the table below. IA Unsold Tokens (40 tokens IA 000 000) will be transferred to charities, and the remaining tokens IA will be burned.
Revenue model  Leasing of assets owned by the company. The proceeds will be received from the leasing activity immediately after the acquisition. Our existing property management company, Realty Beacon Philippines Inc. it allows to carry out leasing operations almost immediately after the acquisition.
Sale of assets owned by the company. A company can sell a small part of its assets to generate high profits.
Property management services. The company will advertise our property management services on the platform.
Individual owner. The company will charge 5% of the successful rental transactions for profit and yet it will be beneficial for owners to use this platform. For example, Airbnb company charges about 15-20%.
Token information
Platform-Ethereum 
 Tenants can pay their rental with NIAT and receive a discount. The company will also be looking to bring in various merchant partners into the IAT ecosystem so that NIAT can be spent for the merchants’ goods and services. 
 NIAT can also be used to purchase assets within the IAT ecosystem and token holders can opt to utilize NIAT to make payment for asset management services or engaging the services of tax advisors, lawyers or legal advisors. 
 In the event where commission is required to be paid to the property agent, token holders can choose to pay the commission with NIAT. Asset owners can also choose to receive rental or sale proceeds in the form of NIAT after listing the assets on the web portal.
